Project Description
The 10-story “Catalyst” building project, known as the Larson Building, was constructed in the heart of Lincoln’s downtown business district. It includes retail stores on the first floor, six floors of parking, and three floors of apartments at the top.
The retail space contains an estimated 17,500 SF of leasable space and the parking levels span 650 public-parking spaces. The exterior is a combination of precast concrete, architectural metal panels, and a glazing system. The top three floors include 33 apartments that are aimed toward students or recent graduate tenants, since the University of Nebraska’s City Campus resides within blocks of this project. The living spaces were designed around central-living floor plans and will have amenities that are attractive to younger tenants, such as: an open rooftop area, fully-equipped fitness facility, and a commons lounge area. The apartments range in size and configuration from 650 SF to 1,600 SF with the option of two or four bedroom suites.
Sampson Construction was the primary contractor on the projects with brick and stone materials supplied by Reimers Kaufman.
